One River Run is a new development located steps from the River Run Gondola in Keystone, Colorado. This new Keystone real estate development features 95 luxury ski In/ski out condos ranging from 1 to 4 bedrooms. In addition to the 95 residences will be a 107 room Rock Resort Hotel. The first phase of this project is expected to break ground in the Summer of 2021 with a projected move in date of winter 2023/24. Phase One includes the following (subject to change):

- Prices for one bedroom units range from $740,000 to $1,015,000.
- Most units will be configured with 2 bathrooms and a murphy bed in the living room.
- 24 units at 733 square feet.
- 4 units at 716 square feet.
- 28 two bedroom units:
- Prices for 2 bedroom units range from $1,425,000 to $1,875,000.
- Square footage ranges from 1,156 to 1,310 square feet.
- 25 three bedroom units:
- Prices for three bedroom units will range from $1,895,000 to $2,950,000.
- Square footage ranges from 1,557 to 1,909 square feet.
- 14 four bedroom units:
- Prices range from $2,275,000 to $3,100,000.
- Square footage ranges from 1,938 to 1,975 square feet
Money due will be as follows (subject to change):
Reservations Agreements will be released the week of March 15-19, 2021 which includes a fully refundable deposit of $50,000. There will be a lottery held on April 6th for reservation holders for Phase 1 of the project. A 10% down payment will be required upon going under contract, which is still fully refundable. Another 10% will be due at ground breaking. Upon ground breaking (expected June 2021), the 20% down will no longer be refundable. A third 10% payment will be due at the time of completion of the core and shell, with the remaining amount due at closing.
