Breckenridge Home Sales Market Information – May 2013

Breckenridge home sales are on the rise with 66 sales as of April 30, 2013.  Only 58 sales occurred during the same period in 2012, a low of 36 sales in 2010, and a high of 81 sales in 2005.  We are starting to notice an increased sense of urgency among buyers which seems to be pushing the recent increase in Breckenridge home sales.  Many buyers who have been keeping tabs on Breckenridge home sales and the Breckenridge Real Estate market are now taking advantage of low interest rates and lower Breckenridge home prices before they begin to increase rapidly.

So far in 2013 the average sold price for a home in Breckenridge is $855,748 which is the lowest since 2006.  The average sold price per square foot is currently $270 which is the same as 2006.  Of the 66 Breckenridge home sales so far this year, the highest sale was $3,400,000 at $790 per square foot and the low was $240,000 at $115 per square foot.

Currently there are 177 homes for sale in Breckenridge Colorado.  The lowest priced Breckenridge home is bank owned and listed at $210,000 for a 1 bedroom/1 bathroom, 560 square feet house built in 1964 in Blue River.  The most expensive home for sale in Breckenridge is in Timber Trail listed for $5,975,970. Built in 2006, this 7,638 square feet house has 7 bedrooms and 6.5 bathrooms.

The rumors are true the Breckenridge Ski Resort has extended the 2013 ski season and will be open April 19-21, 2013!  Breckenridge has received well over a foot of snow in the past few days which should make for some great spring skiing this weekend.  If you have a season pass those will work this weekend at Breckenridge and if you don’t have a pass Breckenridge is offering $50 lift tickets.  The Breckenridge Ski Resort will be open Friday, Saturday and Sunday from 9am – 4pm with 1,180 acres and 6 lifts on Peak 8 only.
